Billy Joel’s Centre Island, LI estate is back on the market — this time with a new configuration and a lower price tag for its centerpiece mansion.
The waterfront compound, known as MiddleSea, has relisted with a $29.9 million asking price for its 14-acre main residence.
News of this price cut follows Wednesday’s $7 million sale of the estate’s gatehouse portion to a North Shore couple, and a broader repositioning of the property.
But the discount isn’t quite what it seems, said Emmett Laffey, CEO of Berkshire Hathaway HomeServices Laffey International Realty, which is handling the listing.
“The new price reflects the splitting of the two buildable waterfront lots, so the gross price remains the same,” he explained.
The estate is now offered as three parcels total: the main house at $29.9 million and two neighboring 3-acre lots at $4.95 million apiece — bringing the full 21-acre offering to just under $39 million.
“When [Joel] bought this 20 years ago, he bought the main house,” Laffey added. “And then as he lived there, he bought the adjacent two lots, which are buildable lots, and he purchased a gatehouse. Now we’re selling it like he bought it — in pieces. The smartest way to sell this incredible land and property is the way he purchased it.”
Laffey said there have already been several offers on the home, with each prospective buyer “a fan” of Joel’s.
“You do have some extreme fans,” Laffey said. “It is very special. It’s a very famous home to everyone on the North Shore of Long Island.”
Joel had originally listed the entire compound — non-divided — for $49.9 million in May 2023 while it was still under a lengthy renovation.
At the time, “it was … a construction scene,” Laffey said. “As an unfinished property, you can never sell this magnitude of a home.”
The project ultimately stretched more than five years — far longer than initially anticipated — and the listing stalled.
“The sale,” Laffey added, “was going nowhere.”
The estate’s marquee attraction is this 20,000-square-foot main house that includes five bedrooms, eight bathrooms, oversized living areas, 30-foot cathedral ceilings and sweeping 180-degree views of Long Island Sound.
The residence also features marble and hardwood floors, a spa, a ballroom, a wine cellar and a guest house complete with a bowling alley. Additional amenities include a beach house, a pool, a private dock, a tennis court, a helipad, and a six-car garage within the maintenance house.
Joel, who purchased the core of the property in 2002 for a reported $22.5 million, never moved back into the main house during the lengthy renovations.
He would stay in the just-sold gatehouse at that time, Laffey said, “or the guest house near the main home.”
Despite parting with the property, Joel — whose rep declined The Post’s request for comment — has no plans to leave the area entirely.
“Just because I’m selling that house doesn’t mean I’m leaving Long Island. I still have a house on Long Island,” he said earlier this year. At 76, the musician — who now is battling a brain disorder — added with a laugh, “I’m just gonna spend a little more time in Florida like old Jewish guys from Long Island do.”
